"This Year I'm Going To..."

Every year, it seems like the same things are on the list but this could be the year you really do invest in a rental home.
Rents are climbing, home prices are cheap and mortgage rates are low for even non-owner occupied properties. A $125,000 home with 20% down payment can easily have a $300 to $500 monthly cash flow after paying all of the expenses.
There are lots of investment strategies that work but one that is easy to understand and execute is to stay with below average price range homes in predominantly owner-occupied neighborhoods. These properties will appeal to the broadest range of tenants while you hold them and buyers when you're ready to sell.
Single family homes offer an opportunity to borrow high loan-to-value mortgages at fixed rates for long terms on appreciating assess with tax advantages and reasonable control
This is the year to make some real progress on your resolutions. First, invest some time learning about rental properties by attending a FREE webinar on January 4th at 7:00 PM Central time by national real estate speaker Pat Zaby. Click here to register.

Last Minute Gifts Without Shopping

What do they want? What do they need? Will it fit? Do they already have one? These are the common thoughts running through our minds when trying to find the perfect gift.
The gift of really listening with no interrupting, no daydreaming and no planning your response is exactly what people want when they have something important to say.
The gift of affection with appropriate hugs, kisses and pats on the back can demonstrate your love for family and friends better than words.
The gift of laughter by sharing cartoons and funny stories will say "I love to laugh with you."
The gift of a simple written note shows sincerity and real heartfelt sentiment that may be remembered for a lifetime and could even change a life.
The gift of a sincere compliment supports a person's need to be accepted and appreciated. "You look great in that color", "That was outstanding" or "I really enjoyed that" can make someone's day.
The gift of random kindness or good deeds like holding a door or allowing someone to move ahead of you in a checkout lane shows respect for others.
Your smile, however, may be your most rewarding gift. Invariably, the person receiving the smile will in turn, smile back. The gift you gave will now be given back to you. It will be the right size and you can always use one more.

Arlington Police Dept Advisory: DWI awareness starts with prevention...

Bartender’s Against Drunk Driving (B.A.D.D.) joined the Arlington Police Department today at the South District police station to discuss DWI prevention with businesses that serve alcohol. Today was also the release of the Department’s new video to discourage drunk drivers from getting behind the wheel. Check it out here –
http://youtu.be/nWc6jfel7HE Remember, it takes only 4 drinks an hour for a 160-pound man to be legally intoxicated. For a woman, it takes only 3 drinks. One drink is equal to a 12-ounce can of beer, a 5-ounce glass of wine or a 1.5-ounce shot of 80-proof liquor. Get the facts. Be informed. Don’t drink and drive.

There's No Place Like Home

You don't have to be Dorothy in the Wizard of Oz to feel like there's no place like home.

Home is a place to call your own. It's a place to raise your family and share with your friends. It's a place to create memories. A home is a place to feel safe and secure.

Inspect all of your decorations and electrical lighting before using them. While you're enjoying the holidays this year, it's important to pay attention to some of the things that may affect your safety.

  • Extension cords should not be placed under the carpet or rugs or bundled together which could cause overheating.
  • Limit three standard size sets of lights to a single extension cord.
  • Consider using portable or permanent ground fault circuit interrupters with all lighting to avoid possible shocks.
  • Turn off holiday lights when you leave the home or got to bed.
  • Avoid using candles near trees or wreaths.
  • Do not allow natural trees to dry out during the time they're displayed to potential fire hazard.
  • Make certain that all trees are on a firm, steady base to avoid tipping over.
  • Don't burn wrapping paper in fireplaces.
  • Small children are particularly susceptible to accidents and should be protected from potential harm.

Here's hoping your time at home is special during this holiday season. Please let us know if there is anything we can do for you.

SWAPO 2011 news... City Planning & Zonning Pass Rush Creek & Maharishi Sites

Although the zoning case passed, at least 2 restrictions were made to the Rush Creek site, one that the site be electric powered to reduce the noise level (except for back-up generators in the event of power failure) and two, the following traffic restrictions: No truck traffic between 7:00 am to 9:00 am and 4:30 to 6:30 pm, Monday through Friday. Approximately 230 neighbors attended the Planning and Zoning Commission Meeting tonight, the major topic being the Rush Creek site which the Commission passed unanimously with the support of approximately 76% of the attendees. Many memorable comments were made in support of this site by several people, and the opposition did have their say. On a side note, an issue was raised over concerns about the Lake in Oak Lake Addition. The lake requires dredging at a minimum cost of $250,000 to save it. There was some discussion of how to do this, but no resolution.
The Maharishi site was approved too. (IH-30 and 360 approximately, specifically 601 Avenue H East)
Both issues will now go to the City Council Meeting on January 3rd at 6:30pm for approval.

SWAPO Team reporting live from the meeting.

Arlington and the National League of Cities Bring Free Prescription Discount Card Program to Residents

Arlington today launched a program to help provide residents with some relief from the high cost of prescription medications. Through the program -- sponsored by the National League of Cities (NLC) -- the City is making free prescription discount cards available to residents. The discount cards offer residents an average of 23 percent savings off the retail price of prescription medications. The NLC Prescription Discount Card can be used by all residents of Arlington and has no restrictions based on a resident’s age, income level, or existing health coverage. The card can be used at pharmacies around the city, as well as at more than 60,000 participating retail pharmacies across the country. “Given the current economic climate, where many people need to watch what they spend, we are happy to partner with the National League of Cities to make this prescription discount card available to our residents,” said Mayor Robert Cluck. “This card helps residents who are completely uninsured, as well as residents who have insurance but have specific medications that are not covered by their insurance. In both scenarios, residents experience significant savings on prescription medications not covered by health plans.” Council Member Sheri Capehart, who has been working with the NLC over the past three years to bring the discount card program to Arlington, says the City is always looking for programs, like this one, that benefit residents.“We are so excited to partner with the NLC to offer this prescription discount card to residents of Arlington,” said Capehart. “When it comes to quality of life, nothing is more important than good health, and affordable healthcare is a key component. This card could provide a real difference to families in Arlington.”Residents can obtain a free NLC Prescription Discount Card in a number of ways. They can print them from the Internet at www.caremark.com/nlc or can get a card at all Arlington libraries, recreation centers, senior recreation centers, and more. A complete listing of distribution locations is available at www.arlingtontx.gov/drugcard.  Residents can also use www.caremark.com/nlc to locate the nearest participating pharmacy or call toll-free at 1.888.620.1749 for assistance with the program. “We’re pleased to have joined forces with Arlington to help their residents maintain their health in a cost-effective way,” said Marc Shapiro, National League of Cities Program Director. “By offering a health-focused program that provides significant cost savings and is easy to use, we are helping our member cities target an important need among their residents. We hope that the Prescription Discount Card program brings to residents welcome relief from the high cost of prescriptions.” CVS Caremark administers the NLC Prescription Discount Card program.About NLC

SWAPO news... Dawson Geophysical to place geo phones...

Dawson Geophysical Co is currently in the area doing seismographic surveys by placing their geo phones on residential curbs and wires in some cases in your drive way, during the next few weeks. Their trucks with police escorts will be driving through the neighborhoods stopping about every 5th house or so for about 2 minutes at each stop. The trucks can do an entire neighborhood in a 2 to 3 hour period, maybe less. The geo phones may be there for a week or so. They may knock on resident doors to request permission, if so please allow them to place their geo phones in your yard by the curb. (This is a mineral permit so there will be no reimbursement to the homeowner, like there was when they did the surface permit). ... Correction ... it appears these ARE surface permits so there will be reimbursement of $25.00, please ask the Dawson Geo for the details.

Any questions can be directed to their office number at 817-451-5696.

Specific area that they are in is defined as every street in the original Hot Spot 2 area plus most of the homes North to Green Oaks. The specific boundaries are Gentle Springs North to Green Oaks and Kelly Elliot West to Park Springs. Plus they are going through many neighborhoods in the 76017 and 76001 area.

Crime Watch and National Night Out Tuesday Oct 4th...Thanks...

Dear NNO participant and valued Citizen of Arlington TX,

Thank you for participating Tuesday 10/4/11…

2011 will be the third year the State of Texas celebrates National Night Out in the month of October. Over-all the transition from triple digit weather in August to nice cool fall weather in October has been brilliant. As some of you may recall there was some very brief showers in 2009 but in 2010 we had a high of 78 F which made for a near perfect night to be outside.
Tight knit communities are a proven crime deterrent. Strong communities enjoy a good quality of life from neighbor to neighbor.

Well a lot of hard work went into this year’s National Night Out. Each of you who participated and organized did an amazing job. I saw it with my own eyes and received a lot of positive feedback.
After speaking to several of you last night I thought I’d share some thoughts to keep with you when planning for next year.
I think it is very important to keep the purpose of National Night out in perspective.
The Arlington Police Department has a community based policing philosophy. Community and Police partnerships are of very high priority from within. National Night Out is a great opportunity for us to get outside in a social setting with the very citizens whom our Officers are sworn to protect and Firefighters are sworn to rescue.
Best regards,
Curtice Ervin #2416

Invitation to National Night Out, Tues. Oct 4, from Police Chief Theron Bowman

Arlington Police Department (Texas)

Police Chief Theron Bowman invites you to participate in the 27th annual National Night Out (NNO) crime, drug, and violence prevention program sponsored by the National Association of Town Watch (NATW) on Tuesday, October 4, 2011. This event is expected to involve hundreds of Arlington residents and millions across the country.
The purpose of National Night Out is to build strong partnerships between the police and communities and to promote crime awareness programs such as Neighborhood Community Watch groups. According the NATW, last year's event was the largest ever that involved 37 million people in 15,000 communities from all 50 states, U.S. territories and military bases worldwide.
On October 4, residents are encouraged to turn on their porch lights and gather with their neighbors to show unity against criminal activity. Public service personnel such as those from police, fire, and emergency medical services may visit some of the registered communities.
The City of Arlington has participated in National Night Out for over 20 years. The past 3 years, the City of Arlington, Texas has ranked in the top ten among the largest cities in the nation. Without your help, NNO would not be possible. If you would like to help the City of Arlington with this proactive stance against crime, contact David Hart, Dharthomes@gmail.com or call 817-937-8452 to register for National Night Out in your community.

SWAPO news ....

... letters (emails) have gone out tonight to all who have registered. Briefly...
We are in process of sorting MOI's by area neighborhoods and neighborhood Captains. This will be the best way to negotiate with Chesapeake by smaller areas under consideration to drill, not the entire SWAPO area like in 2007. This is a time consuming process.

Therefore we need your MOI's, today, or ASAP, faxed in to our central gathering place which is David Hart's fax: 817-299-8491, by email: dharthomes@gmail.com, or US Mail: 3320 Thorn Hill Dr, Arlington, TX. 76001-5217. We prefer Fax or Email.

Second... Everyone, please make sure you have registered with us to get our emails, even if you have filled out an MOI you must register with us by clicking this link:  http://eepurl.com/fqnvQ  Thank you, SWAPO.

Skate Board Park Master Plan Approved!

After 13 months of public involvement and preparation, the Skate Park Master Plan is in the final draft stage. The Parks and Recreation Board unanimously approved the plan at their meeting on August 8, providing a recommendation to the City Council for their action next week. A public hearing will be conducted to allow citizens an opportunity to show their support or opposition to the plan. Following a brief presentation by City staff, citizens may choose to formally speak at the public hearing or simply fill out a card showing their support or opposition.  PLEASE SHOW YOUR SUPPORT!

If you are interested in reviewing the proposed master plan, the documents have been updated on the project website with the final draft version. You may access it directly by clicking on this link: http://www.arlingtontx.gov/park/planning_skatepark.html.

The City Council Public Hearing for the Skate Park Master Plan will be held on Tuesday, August 16, 2011.      City Council Public Hearing - Skate Park Master Plan     Tuesday, August 16, 2011     Council Chamber, City Hall, 101 West Abram Street     6:30 p.m.

SWAPO General Meeting Announcement

·        We are having a meeting for the “lease signing holdouts” of S.W. Arlington. Everybody who has not signed a lease is invited!
·        Purpose of meeting is to inform you of the offers presently available from Edge Resources and Chesapeake Energy.
·        If you haven’t already done so, please bring your signed Memorandum of Intent to this meeting. We still need more numbers to insure our negotiating leverage. If you haven’t received a MOI from us, we will have blank ones available at the meeting for you to fill out.
·        Please inform your neighbors of this meeting. This is a Do or Die situation. We do not have everyone’s contact information. Just because we have your contact info does not mean we have your neighbors. We need your help to spread the word. Only with your help can we become a big enough group to command a reasonable signing bonus from these companies.
·        Date of Meeting: Tuesday, August 2nd, 2011.
·        Venue: Park Springs Bible Church, located at 5515 Park Springs Blvd., Arlington, TX 76017-4157
·        Time 6:00pm to 8:00pm.
·        We will be taking donations at the door to help pay for this venue. $1 or $2 depending upon our turnout.

What the offer is.....SWAPO news...

Please hold off signing to show our strength in this neighborhood. If we can hold off and not let this neighborhood get sprinkled with leases we will have a chance of getting a better deal. We think this is a test to see if we can hold this area or not. Talk to one or more neighbor before Monday and if anyone hears of someone leaning toward signing please have them call and we will gladly try to get them the information they need. Lynn Bullard,
Bob and David

SWAPO 2011 sign up request...

Please see our web page: http://www.swapo.org/ AND sign up on our list from "MailChimp" today.

If you did not receive an email from us, email me and I will get you added to our email list. (dharthomes@gmail.com)

SWAPO is a group of people pooling their resources, and coming together in a common interest, of getting a fair price for our mineral rights.
If you want to be on our Newletters list, then select the link from above.  You can opt in, or out, at will.
We had a meeting recently, and will let you know as soon as the next meeting is scheduled.  Do not sign away your mineral rights, now.  Wait.  Be patient.  We will get a good deal.  We home owners have the upper hand.  We have something that they want, our mineral rights.  Don't go for the tactics of those that want you to sign over your rights, right away.  They might say, "This is your last chance."  Or, "You have until Sunday to sign."
I personally know one person that had 5 acres, and signed for $450/acre.  He could have waited, and got over $20k/acre.  That was a serious mistake, I think.

SOS ... Save Our Schools

Tell State Leaders "The Eyes of Texas Are Upon You!"

Save Texas Schools needs YOU on Saturday, May 21, when we'll take our message straight to legislators INSIDE THE TEXAS CAPITOL. Volunteers will work in teams to pack the House gallery, keep a vigil outside the House Chamber doors, launch a barrage of in-person visits to members' offices, and jam phone lines with calls. We're giving state leaders one last warning- we're watching, we'll remember and we VOTE!
With the legislative session nearing its final days, many Texas legislators continue their vicious assault on public education. As currently drafted, House Bill 1 would inflict crippling cuts on schools statewide, putting Texas in or near last place nationally in funding for the education. The Senate version is not much better. Unbelievably, our leaders STILL refuse to use the state's Rainy Day Fund to provide even modest relief for Texas students. Time is running out!
We need a HUGE turnout to get this message through, so please bring your friends, family, neighbors, co-workers, faith communities and more! Volunteers will work in two shifts from 10 am to 1 pm or 1 to 4 pm. Go to http://savetxschools.com/
For those who can't come to Austin, we need you to sign up to make calls on May 21. Go to http://savetxschools.com/
Texas can and must do better by its kids. You have made a difference! Come out on Saturday and let them know, "The Eyes of Texas Are Upon You!"
